Annually, in October or prior to the approach of freezing weather, a special inspection of the sprinkler system(s) should be carried out. The general procedure should include the following activities:
(1) Conduct a tour of the premises, to ensure that stock or merchandise is kept at a safe distance from the sprinkler heads. A minimum of 18" is required at all times.
(2) Check to ensure that all valves, which supply the water to the sprinklers, are in the full open position.
(3) Check the City or private water supply, to ensure that pressure and supply are normal.
(4) Test the electric and/or water flow alarms, to ensure that alarms are operable.
(5) Dry Pipe Systems: - Check and ensure air pressure within the system is adequate and being maintained. - Check the slope or grading of the lines to ensure that water will drain to the sprinkler low points. - Check and ensure heating provisions for the dry pipe valve room(s) are operating safely. - Check and drain sprinkler low points of moisture.
(6) Wet Pipe Systems: - Check and ensure water pressure on the system side is adequate and being maintained by the excess pressure pump. (Usually 25 psi above City pressure.) - Check any antifreeze loops to ensure: a) the antifreeze is of adequate strength to prevent freezing. b) the valve controlling the water supply to the sprinklers on the antifreeze loop is open.
(7) Fire Pumps: - Check and ensure that the controls which are designed to automatically start the fire pump, are in the "on" position. - Test the fire pump.
